No guarantee of performance

We do not guarantee occupancy, income, nightly rates, capital appreciation or resale value. We use earning potential rather than returns deliberately, and we do not publish figures that imply a fixed relationship between short-stay income and long-term rent.

Market statistics describe broader short-term rental activity and do not represent a forecast for any individual Timeless property. Property performance varies materially by location, property type, condition, amenities, availability, competition, pricing and operating costs.

Market data

Every statistic on this website carries the publisher, the period, the geography and the date we last reviewed it, and is available through the source drawer on the page where it appears. Market data was last reviewed in August 2026.

Please note in particular that:

• Figures described as forecasts or projections are exactly that. They have not happened, and long-range projections carry wide uncertainty.
• Figures described as provisional may be revised by the publisher as further data is reported.
• Where research was commissioned by a commercial party, we say so. Oxford Economics research on Airbnb activity in India was commissioned and funded by Airbnb.
• Platform-derived market estimates describe whole markets. They are not Timeless performance, and they are not indicative of what any individual property will achieve.
• Official tourism definitions are not interchangeable. Foreign Tourist Arrivals and International Tourist Arrivals measure different things, and Domestic Tourist Visits count visits rather than unique travellers.

Its figures are examples, they are not client performance, and they are not a projection for any property. The scenario calculator performs arithmetic on figures you enter; its output is a scenario, not a forecast.

Regulation and licensing

Short-term rental is a local operating business. Rules may differ between states, municipalities, property types, individual buildings, housing societies and accommodation classifications, and they change. Where we mention a specific requirement, such as current Government of Goa guidance on Tourism Department registration, it applies to that jurisdiction only and should not be read as describing the position anywhere else.

Property operation is subject to local law, licensing, property restrictions, building rules, applicable taxes and tourism regulations. Regulatory feasibility for a specific property must be confirmed for that property, and confirming it is one of the first things we do before recommending an operating model.

Setup costs

The property owner or buyer funds the initial setup required to bring a property to operating standard. Timeless advises, coordinates and manages that process. Unless separately agreed in writing, Timeless does not finance an owner's property setup. We do not publish setup packages or indicative totals, because a genuine scope depends on the property.
