What we do, and what we do not

A beautiful apartment is not automatically a good short-term rental.

Two properties on the same street can perform very differently. The variables that decide it are operational, not aesthetic, and most of them can be examined before you buy.

    Who comes here, and why?

    Business, leisure, events, family travel or long weekends. The answer decides the property type, the length of stay and the season that carries the year.

    Rate potential

    What are guests realistically paying for comparable homes?

    Not the top listing in the area. The rate a well-run property in this configuration actually holds across a year.

  3. 03

    Occupancy

    How consistently do comparable units book?

    A high nightly rate at low occupancy can earn less than a modest rate that sells most nights.

    Competition

    How much supply already exists?

    Supply growth is the quiet variable. A market can grow revenue and still get harder if listings grow faster.

    Seasonality

    What happens outside peak months?

    Costs continue in the off season. The shape of the year matters as much as its total.

    Regulation

    Can this exact operating model legally work here?

    State rules, municipal rules, building rules and housing society rules can each independently decide the answer.

    Setup

    What capital is required before launch?

    Furniture, appliances, linen, technology, photography, licensing and the repairs the property needs before guests arrive.

    Operations

    Can the property actually be serviced to standard?

    Housekeeping, laundry, maintenance and guest support have to exist on the ground, reliably, at the quality the listing promises.

    Exit flexibility

    Could it work as a different rental model if circumstances change?

    A property that only works as a short-term rental is a narrower asset than one that could also be leased or lived in.

Why location is not a postcode

Two neighbourhoods. One state. Opposite results.

Both of these are Goa. One has twelve times the supply of the other and a higher nightly rate, and its average revenue fell by a quarter over the year. This is the level at which a purchase decision has to be examined.

The operating model can change. The property does not disappear.

The property remains yours. The furniture, appliances and improvements made to prepare a home for guests remain part of the asset. If circumstances change, a suitably configured property may later be repositioned for medium-term rental, conventional leasing, personal use or sale, subject to market conditions and applicable regulations.
