What actually happens, in order.
Stage three is the one that matters most. It is where we decide whether to recommend proceeding at all, and where we say so if the answer is no.

Inquiry
Tell us about the property.
Location, type, size, condition and what you would like the property to do. Five minutes of detail is enough to know whether there is a conversation worth having.

Assessment
We review the asset, market and operating requirements.
The property itself, comparable listings, occupancy patterns, rate expectations, seasonality, and whether the property can actually be serviced to standard where it sits.
- 03
Feasibility
We determine whether short-term rental makes commercial and operational sense.
This is the stage where we may tell you not to proceed. Regulatory feasibility, operating cost, supply pressure and realistic demand all have to hold together, not just one of them.

Proposal
You receive recommended scope, setup requirements and commercial terms.
What we would do, what the property needs before launch, what it will cost you to get there, and how the management arrangement works.

Setup
The owner funds approved setup costs. Timeless manages the preparation.
We specify, source, coordinate suppliers, check completion and take the property to operating standard. Nothing is purchased without approval.

Launch
Photography, listings, pricing, guest systems and calendar go live.
The property goes to market positioned deliberately, not simply uploaded. Pricing, minimum stays and booking rules are set before the first enquiry arrives.

Operation
Timeless manages the property within the agreed authority and reporting structure.
Guests, housekeeping, maintenance, pricing and reporting. You keep the asset, the owner-use rights and the decisions that matter.
On setup costs
The owner funds the setup. Timeless manages it.
Setup costs are the owner's, and nothing is purchased without approval. Our role is to determine what the property genuinely needs to compete in its market, source it, coordinate the suppliers and confirm the work is finished to standard.
We publish no setup packages and no indicative figures, because a real scope depends entirely on the property. A custom setup scope is prepared after the assessment.
On authority
You keep the decisions that matter.
Timeless operates within an agreed scope of authority: what we can approve, what needs your sign-off, how owner-use dates are protected and what the reporting rhythm looks like.
