Before You Buy: An Operating Checklist for a Short-Term Rental Property

Everything worth confirming before you commit capital to a property intended for short stays, from society rules and access to laundry logistics and off-season cost.

Most short-stay properties that disappoint were decided before they were bought. The property was chosen on price, view or floor plan, and the operating questions were left until after completion. By then the answers are no longer negotiable.

This is the checklist worth working through first. It is not investment advice, and it is not a substitute for independent legal, tax, financial and property advice. It is an operating review.

Regulation and permission

  • Does the state or municipality require registration of tourist accommodation for this property type?
  • Do the building rules or housing society by-laws permit short-stay letting? Confirm in writing.
  • Are there restrictions on guest entry, visitor registration or security procedures that would make arrival impractical?
  • Does the title, lease or development agreement contain use restrictions?
  • Are there implications for property tax, GST registration or other statutory charges at the expected revenue level?

The society question ends more short-stay plans than any other item on this list, and it costs nothing to ask before you exchange.

Demand

  • What specifically brings visitors within a few kilometres of this address?
  • Is that demand year-round, seasonal or event-driven?
  • What is the dominant guest type: business, leisure, family, group, medical, educational?
  • Does the property fit that guest type in size, layout and configuration?
  • What is the realistic average length of stay? This drives turnover cost.

Competition

  • How many comparable listings already exist within a guest’s search radius?
  • How fast has that number grown in the last twelve months? Supply growth is the variable most often missed. Bangalore Urban listings grew 47.6% year over year to July 2026, ahead of revenue growth of 30.6%.
  • What occupancy do comparable properties appear to achieve?
  • What has happened to rates in that set as supply arrived?
  • What would make a guest choose this property over the existing twenty?

The property itself

  • Do the bedrooms take proper doubles with usable circulation?
  • Does the bathroom count match the sleeping capacity?
  • Is there a separable living area?
  • Is there lockable storage for owner belongings?
  • Is there natural light sufficient for the photographs to work?
  • Is there parking, and is it assigned?
  • What is the noise environment: road, construction, venue, place of worship, neighbouring unit?
  • Is the outlook something a listing image can sell?

Access

  • Can a guest arrive without a person handing over keys?
  • Will the building permit a smart lock or key safe?
  • Is there security or gate access that requires pre-registration of guests?
  • Is the property findable, with a clear address, reachable by taxi at night?

Serviceability

This is the section that decides whether a property can actually be run, and it is the one most often skipped.

  • Is there a dependable housekeeping team within reasonable reach, capable of a same-day turnover to a photographic standard?
  • Is there a professional laundry, and what is its turnaround?
  • Can an electrician, plumber and AC technician be reached at short notice?
  • Is there reliable broadband available at the address, not just in the area?
  • Is there water supply reliability: tanker dependence, seasonal shortage, building schedule?
  • Is there power reliability, and does the building have backup?
  • Who is on the ground if something goes wrong at 11pm on a Sunday?

If the property cannot be serviced to standard, it should not be operated at a distance. This is the most common reason we recommend against proceeding.

Cost before the first booking

  • What furniture, appliances and soft furnishing are needed?
  • What linen rotation stock does the sleeping capacity require?
  • What kitchen equipment does the guest profile expect?
  • What repairs, painting or deep cleaning are needed first?
  • What access hardware and safety equipment?
  • What photography and styling?
  • What licensing, registration or insurance changes?

Price this before you commit, not after. It sits entirely ahead of any income.

Ongoing cost

  • Utilities, now the owner’s rather than the tenant’s
  • Society or maintenance charges
  • Cleaning and laundry, priced per turnover
  • Guest supplies and consumables
  • Maintenance reserve, because short-stay properties wear faster
  • Platform and payment fees
  • Management fee, with the calculation base agreed
  • Off-season carrying cost: what does the property cost in its worst three months?

Exit flexibility

  • Could the property be let on a conventional lease if short stays did not suit?
  • Is it suitable for medium-term or serviced-apartment style letting?
  • Is it a property you would be content to use or live in?
  • Is there a resale market for this configuration in this location?

A property that only works as a short-term rental is a narrower asset than one with several viable uses. The operating model can change; the property does not disappear. But that only helps if the property was capable of more than one thing to begin with.

The order to work in

Regulation first, because it can invalidate everything. Then serviceability, because it cannot be bought. Then demand and competition, because they set the ceiling. Then the property, because presentation can be fixed. Then cost, because it is only worth pricing once the rest holds.
